ABOUT THE ROLE

The Facilities Manager is a people leader that oversees the services of our owned and leased portfolio. This position is responsible for advancing our strategic initiatives and exemplifying our culture. Duties include managing team projects, vendors, ticket requests, invoice approvals, and maintaining team budget and vendor costs. As a leader, this role is responsible for ensuring safe and well-maintained facilities, staff development, strategic planning of our value-add services, tracking team metrics and department KPI's, and adjusting team priorities and resources to drive high performance

WHAT YOU WILL DO
  • Identify new office space candidate locations and negotiate new office leases and renewals with building owners in coordination with others.
  • Establish Capital Expenditure budgets and obtain approval of budgets within Crown Castle Commitment Authority. Ensure delivery of projects on time and on budget.
  • Manage all aspects of office space buildouts from initial Space Need Assessments through completion of construction and coordination of physical move of employees into space. This includes engaging and managing third party Interior Design Companies, General Contractors and various other vendors.
  • Provide timely updates, projected office completions, and communicate effectively with all customers, both internal and external.
  • Own, manage and coordinate our existing office leases to ensure timely decisions on renewals, relocations, new offices, tenant improvements and all other related real estate activities. Ensure these are consistent with Crown Castle established standards and policies. This includes making sure all leases are set up in JDE via the Property Management group to ensure timely payments.
  • Own the Company's relationship with the various Building owners. This includes our quiet enjoyment of the leased space. This position is also responsible for any dispute resolution with Building owners and resolving any building issues that have impacted our ability to use our leased area.
  • Establish and maintain consistent office standards across our office portfolio.
  • Provide various office management functions such as supply ordering, package shipment, event coordination, vendor coordination, and invoice processing (janitorial, waste, utilities, coffee, etc.)
  • Monitor and respond to the corporate facilities mailbox and ticketing system, ensuring teammates are responded to and requests are resolved with speed and care.
  • Maintain leased locations including janitorial and preventative maintenance, partnering with the Portfolio team as needed for repairs.
  • Maintain department guidelines, work instructions and electronic records in Teams and SharePoint.
  • Provide back-up Office Coordinator support as needed.
  • Partner with the Enterprise Security for badge access, reader repairs and requirements as needed, ensuring the security of our teammates and facilities.
  • Partner with the Corporate Safety Team, safety vendors and Landlord to ensure the safety and wellbeing of our teammates.
  • Partner with the Portfolio team regarding office moves, standups, and decommissioning projects.
  • Complete onboarding and job training for Office Coordinators and Porters and continued staff development.
  • Document and comply with all Crown Castle and department policies, procedures, guidelines and work instructions while also seeking opportunities for improvement to drive high performance.


WHAT YOU WILL NEED TO SUCCEED

Education / Certifications
  • Bachelor's degree in Business Management


Skills and Experience
  • Leading and management a high performing team
  • 8+ years of Office/Facilities Management and/or related experience
  • Experience with project management, property management preferred
  • Strong ability to solve problems with creative solutions
  • Demonstrated ability to manage adversity with challenging situations
  • Collaborative work done in a way that balances educated decision making with measured speed of implementation.
  • Ability to continuously prioritize long-term plans with short-term urgent response needs.
  • Strong written and verbal communication skills with the ability to present complex information in a clear and simple format.
  • Effective at building trust and credibility with multiple stakeholders to influence business leaders and finance colleagues.
  • Strong project management skills and experience working in an unstructured environment.
  • Proven ability to make data-based decision making.
  • Nuvolo experience preferred
  • JDE experience preferred


Where you will work

This role falls into our hybrid work model, which is 2-days work from home (Friday and Monday) and 3-days in the office (Tuesday through Thursday) to optimize collaboration, relationship building and key stakeholder engagement and may require some travel as needed.

Compensation

The pay range offered for this position is $91700 - $126100 annually.. A candidate's offer is determined by various factors including but not limited to, depth of experience, role-related knowledge and skills, relevant education or training, internal alignment, and work location. Depending on the position offered, the compensation package may also include incentive compensation opportunities in the form of a discretionary annual cash bonus or commissions, and equity incentives
