Facilities Maintenance Leadperson

THIS POSITION IS LOCATED IN PLEASANT GROVE CA. 

POSITION SUMMARY

Supervises, assigns tasks, and works closely with other members of the maintenance department in maintaining buildings and grounds at multiple facilities.

ESSENTIAL FUNCTIONS

  • Supervise, task, and work closely with other members of the maintenance team.
  • Chart the progress of co-workers using computer generated forms and task lists updated and issued weekly.
  • Interact daily with managers and supervisors in response to needed repairs, installations, and other related tasks.
  • Communicate frequently with off site foreman regarding tasks to accomplish, prioritizing, scheduling, and assigning the work.
  • Schedule and document personal tasks and future projects.
  • Obtain quotes from outside vendors, execute purchase orders for repairs, confirm satisfactory completion of work, finalize and submit documentation to accounting department.
  • Use properly executed and submitted purchase orders to obtain materials for in house work.
  • Oversee the proper maintenance of vehicles and machines assigned to the maintenance department.
  • Paint and make structural repairs to building interior and exterior walls, dividers, floors, ceilings, and roofs.
  • Maintain and repair commercial roll-up and entry doors.
  • Electrical repairs to existing shop tools, machines, heating, and lighting.
  • Basic skills for troubleshooting and repair of 120v.– 480v. single and three phase circuits.
  • Installation and repair of steel, copper, and PVC pipe.
  • Plumbing repairs including sinks, faucets, water closets, urinals, hose bibs, etc.
  • Basic knowledge of oil and air distribution systems, reels, and dispensers.
  • Maintenance of wash rack steam and pressure washers, and water recycling system.
  • Grounds maintenance such as trimming, hoeing, pulling, and spraying weeds, trimming hedges and trees, raking and disposing of leaves and refuse, and mowing lawns.
  • Moving office furniture and computer equipment.
  • Set up tables and chairs in meeting and conference rooms.
  • Operate backhoe, water truck, man lift, scissor lift, skid steer, and forklift.
  • May be required to drive to other locations to perform same, or similar, duties.
  • Perform other tasks as may be assigned.
  • Supply personal tools to complete tasks as described above.
  • May be required to drive to other locations and perform similar duties.

EDUCATION AND/OR EXPERIENCE

High school diploma or general education degree (GED), two years experience in maintenance or related field, and two years supervising co-workers.

SKILLS & ABILITIES

  • Ability to read and comprehend simple instructions, short correspondence and memos.
  • Ability to write simple correspondence.
  • Ability to effectively present information in one-on-one.
  • Ability to add, subtracts, multiply and divide in all units of measure.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form.

CERTIFICATES, LICENSES, REGISTRATIONS

Forklift Operator Safety Certificate, will be trained and certified by Holt of California, if needed.  Must have a valid California driver’s license, and a clean DMV report.

The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move more than 100 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. 

WORK ENVIRONMENT

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.

While performing the duties of this job, the employee regularly works near moving mechanical parts and is regularly exposed to fumes or airborne particles.  The employee frequently works in outside weather conditions and is occasionally exposed to toxic or caustic chemicals and vibration.  The noise level in the work environment is usually moderate, and is occasionally loud.

COMPENSATION

Wage Range 85,000 to 95,000 Annually

Wage depends on knowledge, skills and ability to perform the responsibilities of the job.
