Senior Property Manager, Castlegate

Job Description

Position Summary

We are seeking an experienced Senior Property Manager with a strong track record of leading teams and managing large multifamily portfolios. The ideal candidate will have demonstrated success overseeing 500+ units, including older properties with substantial maintenance and capital improvement needs. This leader will be responsible for driving operational excellence, maximizing property performance, and mentoring a team of onsite staff to deliver exceptional resident experiences.

Key Responsibilities

Portfolio & Operational Leadership

  • Direct and manage the full operations of one or more large residential LIHTC properties totaling 500 or more units.

  • Monitor property performance, including occupancy, lease renewals, resident satisfaction, and financial results.

  • Implement effective property management strategies, procedures, and performance metrics to improve efficiency and resident service.

Team Management

  • Lead, coach, and develop an onsite team of 7–10+ staff members across leasing, maintenance, and administrative functions.

  • Conduct regular performance reviews, training, and professional development to ensure high performance and team engagement.

Maintenance & Property Care

  • Oversee property maintenance operations with a particular focus on older buildings with significant ongoing repair and capital improvement needs.

  • Partner with maintenance supervisors, vendors, and contractors to ensure timely, high-quality work that enhances property condition and longevity.

  • Develop and maintain preventive maintenance plans tailored to aging systems and property components.

Financial & Administrative Management

  • Prepare and manage operating budgets; forecast expenses and control costs to support financial health and owner objectives.

  • Review monthly financials and key performance indicators, adjusting strategies to meet goals.

  • Ensure accurate reporting to ownership and senior leadership.

Tenant & Community Relations

  • Maintain high standards of tenant relations; respond to resident concerns, resolve issues promptly, and ensure a welcoming community environment.

  • Oversee lease administration tasks, compliance with Fair Housing and other regulations, and timely execution of agreements.

Compliance & Risk Management

  • Ensure properties meet all local, state, and federal regulatory requirements.

  • Maintain safety procedures, emergency preparedness, and risk-mitigation protocols.

Qualifications

Required

  • Proven experience managing a portfolio of at least 500 residential units.

  • Demonstrated leadership experience managing a team of 7-10+ staff.

  • Experience with affordable housing compliance and regulatory requirements.

  • Strong operational expertise with older properties requiring significant maintenance and capital planning.

  • Excellent communication, organizational, and problem-solving skills.

  • Proficiency with property management software (e.g., RealPage/OneSite, Yardi, Entrata).

Preferred

  • Bachelor’s degree in Real Estate, Business Administration, or related field.

  • Professional designations (e.g., CPM, CAM, RPA).
