Job Description

Job description:

Drysdale Property Management is seeking a licensed, detail-oriented Property Manager and Leasing Specialist. This dynamic role handles the full lifecycle of rental properties—spanning from marketing, applicant screening, tenant relations, and lease enforcement across multiple local jurisdictions. The ideal candidate is a proactive communicator who thrives in a fast-paced environment and possesses a strong understanding of California real estate regulations.

Key Responsibilities:

  • Marketing & Leasing Operations

Listing Management: Create, optimize, and post rental listings on AppFolio, Zillow, and other syndication platforms to attract a robust pool of qualified applicants.

Property Photography: Capture high-quality, professional-grade marketing photographs of vacant units.

Showings & Tours: Coordinate and conduct dynamic in-person property tours for prospective tenants, highlighting unique unit features and building amenities.

Prospect Follow-Up: Proactively reach out to prospects within 24 hours of a showing to answer questions and guide them through the application process.

  • Applicant Screening & Compliance

Tenant Screening: Perform comprehensive background checks, credit evaluations, and rental history verifications while strictly adhering to federal, state, and local Fair Housing laws.

Application Processing: Process incoming applications efficiently; evaluate qualifications and submit recommendations to the Office Manager to ensure a strict 2-to-3 business day applicant response timeline.

Market Analysis: Maintain a detailed "Days on Market" log to track vacancy performance and provide data-driven feedback to owners regarding pricing or necessary unit upgrades.

  • Accounts Receivable & Lease Enforcement

Ledger Tracking: Monitor daily incoming payments and identify delinquent accounts immediately following the expiration of the rent grace period.

Legal Notices: Draft, prepare, and legally serve Notice to Pay Rent or Quit forms promptly when the late-fee period closes.

Payment Workouts: When appropriate, negotiate and document formal payment plans for tenants facing temporary financial hardships, keeping property owners fully informed.

Rent Adjustments: Draft compliant annual rent increase notifications, ensuring all required supporting documentation matches the specific ordinances of the city where the notice is served.

Conflict Resolution: Mediate landlord-tenant disputes professionally, enforce lease agreements objectively, and problem-solve operational challenges as they arise.

  • Operational Support

Flexibly travel to conduct property drive-by inspections or work out of alternative regional office locations as operational demands require.

Perform additional administrative duties to support overall office workflow and team efficiency.

Requirements & Qualifications:

Licensing: Active California Real Estate Salesperson License is required.

Software: Hands-on familiarity with property management software platforms like Outlook, with a strong preference for AppFolio.

Legal Knowledge: Solid foundational knowledge of California tenant-landlord law, local rent control ordinances, and Fair Housing regulations.

Interpersonal Skills: Exceptional communication and mediation skills necessary to manage sensitive owner and tenant communications.

Time Management: Proven ability to multitask, prioritize a heavy workload across a multi-city portfolio, and consistently meet strict statutory deadlines.
