Discuss mortgage loan guidelines for products that are available to the member. Assist the member with information to make a decision as to which product would best suit his/her needs. Conduct complete loan interviews, and determine all necessary information that is needed to adequately evaluate the applicant and property. Be knowledgeable of all portfolio and secondary mortgage market requirements concerning documentation, debt ratios, loan-to-value ratios, down payment requirements, etc. Be responsible for knowing how to access and evaluate member applications against all portfolio and secondary market underwriting guidelines, including, but not limited to: Freddie Mac, FHA, USDA, FHLB, and portfolio and equity products. Visit Realtors, home builders, etc. to solicit new business. Meet with and maintain satisfactory relationships with Realtors. Build sources of referrals. Maintain adequate pipeline to ensure annual goal. Accurately enter loan information for mortgage loans into software, and produce accurate documents within regulatory compliance and obtaining member signatures where required. Follow up on documentation requests, and assist with timely processing of mortgage loans as needed Communicate with processing staff through loan memos in the software loan file to ensure that all pieces of the loan request are handled smoothly and according to policy and procedures. Review all loan documentation for accuracy, including disclosures, income documentation, title work, and appraisal. Verify all conditions have been met and closing documents are correct prior to closing mortgages. Perform mortgage loan closings for eligible loans. Follow proper workflow to provide and explain loan disclosures to members, and prepare and present loan files for approval to underwriter or Real Estate Loan Committee as needed. Stay abreast of current market conditions and competition. Assist Collections as requested with DQ accounts or workout situations. Cross-sell Credit Union services as appropriate. Perform other duties as assigned.
